Does a Heat Pump Add Value to Your Home?

New research from Rightmove and Savills suggests EPC-C or above homes sell for 4-6% more than equivalent EPC-D properties. We look at what the data actually shows.

The relationship between heat pumps, EPC ratings, and property value is becoming clearer as the market matures. The short answer: a heat pump that improves your EPC rating is likely to add measurable value, particularly as energy costs remain high and buyers factor running costs into purchasing decisions.

A 2024 Rightmove study of 300,000 UK property transactions found that EPC-C homes sold for an average of 4% more than comparable EPC-D homes in the same postcode. A 2025 Savills analysis found the premium for EPC-B over EPC-D was 6-8% in the South East. While heat pumps are not the only route to a higher EPC, a well-installed system typically moves a D-rated home to C.

The valuation impact is not uniform. In areas with higher energy costs (rural off-gas properties), the running cost savings from a heat pump are more tangible and buyers are more likely to pay a premium. In gas-connected urban areas, the premium is smaller but still detectable in survey data.

Estate agents are increasingly noting heat pump status in listings. The phrase 'air source heat pump - EPC C' is appearing in sales particulars as a positive feature rather than a curiosity. Surveyors are also starting to adjust valuations for properties with demonstrably lower running costs.

One important caveat: the heat pump must be correctly installed and performing well. A poorly specified or badly installed system that results in high running costs can actually deter buyers. This reinforces the importance of using a reputable MCS installer and getting independent verification of the SCOP (Seasonal Coefficient of Performance) if selling shortly after installation.

For long-term planners, the investment case is strengthening: the £7,500 BUS grant significantly reduces upfront cost, running cost savings accumulate over time, and the property value benefit adds a third dimension to the financial case that simple payback calculations miss.
